Most of the housing stock was built in the 2000s by production builders, which means buyers here are generally looking at newer construction than they would find in Murrieta's older west-side neighborhoods. The community mailing address falls in the 92562 ZIP code.

What the Greer Ranch HOA Maintains
Based on the association's published amenity list, monthly dues at Greer Ranch fund the following:
- Gated entry and controlled access to the community
- Private streets — the roads inside the gates are maintained by the association, not the City of Murrieta

What the association does do is set standards for those things. Exterior paint colors, landscaping, fencing, and visible modifications typically require architectural approval. If you are planning a pool, an RV pad, solar panels, or an ADU, read the CC&Rs and architectural guidelines before you close, not after.
How Much Are Greer Ranch HOA Dues?

Treat that as a starting point rather than a guarantee. In this region, school assignment is set by street address, and boundaries are redrawn periodically as enrollment shifts. If schools are driving your decision, verify the current assignment for the specific address directly with Murrieta Valley Unified before you remove your contingencies.
Who Is Greer Ranch a Good Fit For?
Greer Ranch tends to work well for buyers who want gated privacy and a newer home without moving into a high-density development, and who will actually use the trails and open space. The hillside setting means view lots exist here, and they price accordingly.
It is a weaker fit for buyers who want no HOA at all, want to keep an RV or boat on the property, or want to be within walking distance of shopping and restaurants. The foothill location that makes the community quiet also makes it a drive to most errands.
